Asphalt sealing, is this included?? Also, law service advice...

So, I realized our driveway was never sealed, and it's been 2 years, I thought this was something that Ryan Homes was responsible for the first time around?

Also, I'm getting estimates for lawn service, because our lawn is looking sad, and dead, and just horrible.  I called Trugreen, it's $49.95 each treatment for 8 treatments and they recommended aeration (which is a good idea and I think we REALLY need it, but it's 149.00! seems pricey)

I have also requested a quote from Kapp's but haven't heard anything back yet.  Any advise or recommendations in the Pittsburgh are?

  1. Our PM said that they were not responsible for sealing and let us know during the pre-settlement meeting we should do it. We have Scott's year round practically, they are terrific but it is about $50 a month. Unless you have a green thumb and plenty of time, I would recommend you keep the service as an ongoing thing. (We are in MD).

  2. They put a top coat on our driveway around the one year mark, but we had to pay to get it sealed.

    We have Scott's for lawn service and we are paying approximately $50/treatment... and then extra for some things like grub control and the aeration. Aeration with reseeding (only done in the Fall) was approximately $205. We have a ton of baby grass sprouting right now so I do think it did some good, but we still have some bare spots that drive me nuts.

I actually called around and we have a service here called Kapp's and they are doing 6 treatments at 35 bucks each, and 1/2 off the first treatment, And another 5% discount for prepaying! They also told me Trugreen is a rip off when I told them how much they wanted for an aeration, so I'm glad I did my research! I'm hoping that after 2 years of getting a lawn service things will perk up, but I know it takes time, my parents built and it took a good 3 years to have a nice lush lawn. I think the problem we have is that RH used total crap top soil, I'm still picking up logs and rocks after 2 years!

    2. Rachael, I was just about to tell you about Kapps, that's what we did too!! I really like them so far.
      I agree about the rocks, you can only build upon what you have, we are now on our 3rd year as a lawn, and its still a struggle, but gets better every year, but its still a full time job...............as soon as we get the crabgrass undercontrol, then we have grubs, then the grubs attrack moles and so on and so on...LOL. We are always doing something, and when you want to kill crabgrass in the spring you cant plant new grass till fall, I never have any luck in the fall and grass is still very patchy, its cause of those damn rocks under there!!!! Keep on it girl..

Opps as far as your driveway, IDK, we got concrete driveway, which really isn't as great as I though, its pitting and staining, I should have gone with asphalt. ...but yup seal every year, I know there is a kid that comes through our plan and gives discounts if he can do like 3 driveways in a row, I think it costs a couple hundred bucks each year!

  3. We moved in to our home late 2013 so this is the second Spring at our new home.
    Our backyard lawn is all but dead. The ground is terrible for grass. Full of rocks and other debris from construction and hard which makes it hard for grass to take root and grow. We are going to aerate our yard and re-sod the dead grass.

  5. Check Paladin Sealcoating 412-335-8722. Very reasonable. They said yearly for first two years then every 2 years after.
