How would you rate your workmanship... is it a 10??

So, I looked at the "sample" survey they gave us at closing, and one section is for Workmanship... and to be honest, it's not a 10, or a 9... maybe a 7.5 at best..... but some things are just down right sloppy.  I see EVERY nail in my trim work, I have crooked cabinets, sloppy muddling in the corners of the walls and around edges, things not being straight or even... and I know I can get a lot fixed on the 30 day, but some of the things that they "fixed" before we moved in look worse... like the grout the "repaired" well it's the wrong kind of grout and wrong color (it's non-sanded and it's on the floor... you ALWAYS use sanded grout on the floor tiles" and stuff they "touched up" with paint that now has paint on my grout and blobs and gobs of Spackle or paint, so how am I to have faith that these along with all the other things will get fixed at my 30 day??

Any advice from those who have moved in and tackled their 30 day yet??  Am I expecting too much perfection???  The nails in the trim make me CRINGE every time I walk through a door... is this something they fix at the 10 month along with the nail pops??

  1. Rachael, I would mention the trim to your PM before the 30 day meeting. They just might fix the problem then. If you don't like something you should tell them, no matter how small.

    Sorry I missed you and everyone at the Pure Romance party, I couldn't make it. Maybe we could compare notes. We have things too that I wish there was just a little more attention to detail. Still trying to get the plumbing issue resolved. Our 30 day is next week.

    1. You did miss a good party! Lol Bev was hilarious It was a good time, hopefully she hosts some more meet and greets its so nice to be able to meet the neighbors, I found out that I went to high school with the woman that lives in the line Milan on Beechwood, small world! And we should get together and compare notes! I would like to see if we have some of the same issues and I hope your plumbing issues are resolved thy is major!

  4. I'm pretty sure I gave workmanship on our home a 4 on our survey. Every corner was a mess (and many still are), walls were not square, squeaks on flooring, creaky soaking tub, and the list goes on. I was told that seeing all the nail holes in the trim is an issue with using MDF. I've learned to live with that and while it annoyed me at first, I don't see them that much anymore. All the finish work in our home is sloppy, and at some point, I just had them stop fixing things because while they may fix one problem, they just made something else worse. I will fix things myself so that they are done right.

  5. Our list was down to the very last detail.. And we made them fix it over and over again till it was right.. The painters that painted the 15 light glass doors were a mess..it was horrible..they came back 3 x until it was right..its your house that you paid tons of money for....they should fix everything! We closed in november, but didnt sign off the 30 day until january...
    They may not be happy with us...but things look good!

  6. Make sure you let your PM know EVERYTHING before and up to the 30 day. Wait to complete the survey until that happens. Then be VERY honest on those surveys!

  7. I'd put blue tape on every area that you are unhappy about. My poor PM is going to have a mess to deal with if they pull that stuff on me. I can't handle things looking sloppy, especially if it's supposed to be "the standard of the model" which isn't at all sloppy looking.

  8. Ah Rachael, this entire process has been so trying for you :( We also have similiar issues. Sometimes the fix gets better sometimes worse. Like our textured ceilings had to be done 4X due to seams.

    I made the mistake of getting tired of people in my home at the 30 day and left some things for the 10month. DONT DO THAT. After the 30 day its nearly impossible to get these guys back into your home, its a real fight.......so put everything on your list!! Wish I would have.

    I have to fight tooth and nail and nag to get any issue resolved now....they are onto the homes under deadlines now, not us.

    In fact one of our gutters in the front of the house is NOT working at all and just runs down the corner of the house, I have had no luck getting this fixed after asking, over and over and over again. Honestly, I have let it go for now because I'm tired of askin which is prob what RH wants me to do anywayz.....but I'm just taking a breather from bitching..LOL

    Oh, look at all your windows outside, do they can mortar all over the borders? Have them clean it at the 30day...I'm outta luck on that one!

    1. Thanks for the tips! I feel like I need more on my list, so I'm not sending it until I have a good walk around the house tonight, I feel like I'm forgetting so much! But yet, there is mortar around the windows where we have brick and just the caulking job is a mess both inside and outside, but caulking does dry up and shrink, so you normally always have to go over it when you first do it, so I'm making sure they re-caulk every window both inside and out!

      We don't really have anything major, other than the staining on the banister, omg, it's seriously so messy, it's spotty and looks like barf, I cringe every time I walk up and down the stairs... 90% of it is this green/grey color and it's just awful, they need to discontinue Midnight Black.... I want a totally new stain on the whole thing....

      I am almost afraid though to have them fix things because I don't want it looking worse, so far all the fixes they did either didn't fix it all the way or they made things worse... but we will see how good they do on my list...

      And, yes, we have landscaping! we got it last week and the lawn was put in on Friday. I'm crossing my fingers I can make our grass grow! It took me 15 minutes to figure out how to work the sprinklers they gave us... lol the guys building the deck across the street from us were laughing their asses off at me, I was soaking wet and swearing like a sailor... lol

  9. Harness the power of the blog. Make a post with the name titled something like "Never again build with Ryan Homes in [insert Name of you community]" They'll find their way to fixing your problems faster than people can find your post on google.

    1. very true! though so far, I haven't been denied any of my requests for repairs, mainly because I'm still compiling the list, so I will give RH and my PM the benefit of the doubt on fixing everything before I go all blog crazy on them, lol. But, I don't know if you notice after my post about Sears and the fridge they commented on my blog right away! I had a rep call me and they gave me a gift card for my troubles, they were really nice about it! Home Depot on the other hand... that's another blog post... lol

  10. Sorry to hear about all your issues. Is this something common in you community? If so I would probably put together a community letter to NVR about it. I guess we were very lucky our house really has only had 1 door that needs adjusted and of course nail pops. We did have a cracked sewer pipe but I blame that on Ryco. Ryan made sure that was fixed ASAP. Other than that everything went well. We had 2 PM's at our site and both have been very responsive with requests. I would not back down until you are happy.

  11. It’s ok to give them a piece of your mind if you were encountering issues with the work. Don’t let them get away with sloppy details, lest they think it as satisfactory and continue with that kind of service with other clients. That would surely be detrimental to you, the company, and their future clients.

Think Broken Window Theory: if you let one or two transgressions slip without admonishing them about it, in this case sloppy work, then they’d assume you don’t care and they’d continue to do sloppy work, and end up with a wonky house. Best to tackle the problem as soon as you see it, so they don’t make a habit out of it. Cheers!

  13. I think you’re in the right to call them out if you see something that’s not being done right. After all, you’re the one that live in there, right? It’s better to address the problem now than wait for a couple of months or years and have to pay for the repairs that could’ve been avoided.
