7 days out and getting worried...

I stopped by the house last night to check out the progress, I mean, we are 7 days out people!  To my surprise, it still looks like a war zone... they still need to back fill, there is dust and paint everywhere, nothing is cleaned, my counters are covered in muck, I didn't even go all the way through the house because I was just too afraid to look!  I have a crooked window and I can still see the silver stuff they put around the windows on one of them, and the one while trim casing around the outside of the window isn't a full piece, it was 2 pieces and you can totally tell, it looks like garbage, the finish work on the outside is looking rough and I'm NOT happy, I really hope they plan on touching up the outside of the house too....

Please someone tell me this is all typical!  I am just so worried things won't be ready for closing!  We are closing on the same day as our final walk-through, I know it's not typical to do so, but we need the weekend to move in and our loan lock is only good through Wed. June 5th, and I'd rather close at the end of the month to save on the upfront pre-paid interest, taxes, etc.

I'm going to let them work today and stop out tomorrow and PRAY that things are looking better, the weather is crappy today so they probably will just be working inside.  I just don't want to go to the walk through and see a million things wrong and then go to closing, I don't want to accept a house that isn't 100% complete (other than the normal 30 days fixes)

  1. My advice is to voice your concerns to your PM right now so they have time to fix anything that's wrong since your walk-through and closing are on the same day. We had quite a list of stuff from our walk-through, but they had a week to fix that stuff.

  2. I agree with M. At this point, better to point out everything (even if they already know). Seems that in some communities once the house is delivered and you have keys in hand, RH isn't as responsive to fixing it and all that you're left with is using the survey as leverage.

  3. We did an informal walk through with our pm. Ask if you can do that ASAP to tell them your concerns. Maybe they do have plans to fix them all, but maybe they haven't noticed them. Our pm said he likes to do an informal walk through since they are there everyday and can be blind to some things. They have inspections to pass so hopefully they are on it and will be willing to meet with you.

    1. I just emailed my PM to request an informal on Wednesday :) Great advice! I have NIGHTMARES last night that our house was just falling apart, I'm so stressing!

  4. Totally agree with M and Erin brings up a good point...Inspections! Hope your PM gets back to you soon! I can imagine how you are feeling. I would thinking they plan to put it in high gear and fix this things. Let us know what your PM says....

    I know its hard but try not to stress yourself!:-) Hoping for the best for you!!!

    1. I know right! I just have this weird feeling that our house is the little redheaded stepchild that no one love and everyone forgets about... I mean, usually when I see people who are 7 days out, the house is 99.9% completed, ours like like 75%... and that is so scary to me! The interior looks SO sloppy... but I'm hoping the punch out guys are kicking into high gear, and we have a holiday on Monday too so it's one less day to work!

      I would think at this level.... they'd plan to work a day or two on the weekend. Our framing is delayed 10 days, they just started today and our PM said they'll be working this weekend to catch up!! So let's hope....

  5. Try not to stress to much hopefully your PM will handle his business and if not you will have to unleash the wrath on him LOL! Im sure it will be all good you will be surprised how much they can do in a short amount of time.

  6. Yes this is completely typical rachel, if you were to go back and read my blog about this concern it would seem identical...
    I dont know if many people know this, but a day or two before you final walkthru an inspection company, that is NOT RH related or affiliated at all, walks thru before YOU and points out most of the things you would see as well!!! They will not let you do a walk thru on a home that has obvious stuff wrong!!
    But good call on the asking for a trial run, perfect and your PM should not have an issue at all with that!!! If he does and tries to smooth it over, insist...

    Take a tablet with you, mark all the things wrong now!! Try to take off your rose covered glasses, like we all had when we saw how shining a new and really really look......like the straightness of the walls, condition of the basements and mouldings, look at all the window ledges and carpeting around the edges...seams in the ceilings, bad drywall work around outlets.......really get in there Rachael, best advice I can give and do NOT fill out that survey any time soon, hold onto that sucker for a long time, it's all you got after they 30 days inspection!!!
    No worries though, it will all get done, it really will and if not they will fix it, I know I bitch a lot and hate that I have to nag and nag and nag to get stuff fixed but they always fix it, just be prepared for maybe fix it 2-5 times before its really correct...lol

  7. Our PM told us something similar to what dwtimes2 is saying. We will all be locked out withing a few days of the closing. This is when all of the final inspections and tests are conducted. No RH employees and no future homeowners can enter.

    As far as the state that your home is in right now, you have to keep stressing it with the PM. As much as I am sure that you will want to get into the home as soon as possible, do not close until they fix what you want. I have read some blogs where people have said their PM said it would be fixed on the 30 day inspection, but it never was. Keep stressing it to them.

    Take pictures of everything and post them here. This will give everyone an opportunity to see what you see and it is a great way to document it for complaints to RH.

    As far as the loan is concerned, we were told by our LO that extensions can and will be made. We can have one extension without penalty. However, if the delay is due to something that is out of our control, like the gas company situation for us, our PM said that is on RH's shoulders and they will pay any penalties for further extensions.
