1 hour of sleep and 2 days until close... the informal walk-through recap

So, last night I didn't sleep, I got maybe an hour, just enough to have nightmares about our house falling apart and my teeth falling out (stress dream, my teeth fall out in my dreams when I'm stressed!) I am running on a triple grande caramel machiatto right now from Starbucks and I'm more nervous than I was the day of my wedding.

Our walk-through went OK, there were the little things, like the trim, crooked cabinets, nicks and chips in paint, etc. and then we headed to the basement... dun dun DUUUNNNN!!!!!

I lost it, I almost started crying, and then our Realtor stepped in and stepped up to the plate and said this was just a gross mistake, and he wanted the estimate cost of moving the window, AGAIN, not that we would, but to see what it is worth to RH and to us, to know what we can negotiate.  I would really like credit at close, and we went through the list of our wants, from top to bottom, and our Realtor is going to email our SR, he said that we will fight this and he said we can refuse to close if they don't budge.  I will keep everyone updated.  I just wish I could get excited about the house, part of me is, but the other part doesn't want to get so excited that it looks like I'm content with how things were handled, our PM had his tail between his legs for the most part, just apologizing.  Also, our railing is SOOOOOOO light!  He promised he would re-do it if we didn't like it, well I HATE it and he said that's just how it is!  Well, down the road, that railing is going to get stained darker, I will do it myself....

Here is a pic of the outside, they were cleaning like crazy on the inside so I didn't take any pics of the interior, I will do a full video walk-through for you guys on Friday though.  Ugh... I really wish I was happy and more excited about our new home...

    Your home is beautiful! I also had many many more sleepless nights than I ever had in my life so I understand how you feel. The doors for the house were my biggest pet peeve in how RH handled it and it left a huge scar on my heart because essentially they humiliated me which I highly did not appreciate. At the end of the day, when I would go to visit the home I realize that we had a beautiful home that we were about to move into and everything that I was upset about was fixable. So I offer you to do the same LOVE on your new house because you put a lot of effort in time to get to this point. Do not let it go in vain. PLUS RH is responsible for fixing the window to your perfection--it's just that simple!!! If it means delaying your closing to get what you want--GO FOR IT! It will send a strong message and you will feel much better about STANDING in your POWER!! Get the date and time they are scheduled to fix the window before closing which I am sure is your preference.

    1. Thanks Nadase! I think I will think the same thing once everything is fixed and resolved. I am kind of regretting not getting an elevation with shutter though, but I think once the landscaping in completed it will dress things up and give more dimension to the facade.

    I completely agree with Nadase... you've got a beautiful home! Seriously!! Just stand by what you think and make them fix things that needs to be fixed, you are paying for this so they have to bring it to your expectations!

  3. Glad you took your realtor and he is fighting for you and with you. You should get what you paid for, that simple and I hope it all works out for you. Stand your ground and you will feel better for doing it. Don't settle because as you said in a previous post this is not a small investment, make them make it right. And not closing sends a very strong message. You have a beautiful home and I know right now it is hard to feel excitement. Hang in there. As always sending positive thoughts your way.

    1. Thanks Darla! I hope we don't have to postpone closing, I'm itching to get out of the apartment, but if it comes to that, then that is how it has to be. I really hope that when my Realtor communicates everything to our PM and SR things will get resolved.

  4. I think you have a good idea on how to continue to talk with Ryan. Not with any intention of scaring you, however you will find many more items AFTER you move in. The 30 day will be of great value to you and I am sure as you approach closing they will make amends.

    I have recently finished my 10 Month review and was happy at the repairs that were made even then. Don't neglect the outside of the house either. It is so easy to overlook the exterior because of the excitement inside. Look at siding and shingles.. Windows etc..

    I had them re-stain the railings in my house 3 times.. =)

    1. great advice! Yeah we are only 2 days from close so they have to make it right and FAST no time for BS.... and how did you get them to re-stain your railings? Like, I want to pick our my own stain and have them re-do it but my PM just said "that's the way it is" when I said they look like shit today, BUT a few weeks ago when I expressed my concern he PROMISED he would re-stain them at the 30 days if I'm not happy... and I'M NOT, It literally is the color of baby poop!!!

      The Ryan Home Contract is actually tricky with stains. I was fortunate enough to have a PM willing to make amends three times. Wood takes stain very differently based on grains etc.. and the contract is worded as such that makes you wonder if you would lose in court if you questioned it..I don't think it'd be an issue if you gave them the stain.. a painter comes to your house and does it anyway.. Hell I had them do it in my garage the Third time before they installed it again..

  5. Hang in there, Rachael. It is almost over and I am sure that your Realtor will be able to push them into getting some things done for you. They do not want to go this far and delay anything if it can all be done in a few simple fixes and a (rather large) deduction in the selling price. I agree with J and M and RickandNadase, your home looks beautiful. You are almost there! I will join in on that cyber group hug for you!

    1. Thanks! The email just went out from our Realtor to the SR... fingers crossed.... thanks for the support! I honestly don't know what I would do without my RH family of bloggers! Everyone gives such great advice and really helps us all get through these bumps in the road.

  7. You signed a contract with RH at the beginning with everything a certain way. If they don't put the windows in the right place or stain the railings the color you chose and signed off on then they they need to and will fix it. Don't close and hold the survey over them. If you cave then they will get away with it. Stand your ground and complain. Keep going up the food chain until you get it fixed. I bet they don't want to delay your closing so you have the power until you close. You house is lovely but keep fighting for what you want.

  8. Rachael Rachel, girl you have NOT bitched enough!! Are you crazy accepting the stain on the stairs!! What a BS answer your PM gave you, let me at him!!!!!! BS get your stairs restained!! I cant believe they are pushing that off even after the window BS!! You should email his name since we are in the same region and I'll ask my PMs if they know him and get the word out!!! That should do it!!!

    OK, Im telling myself to breathe, now you breathe....You will love your home, its very stressful right now...you made the right decision to do this....you DID, you just have to PUSH at them, really PUSH!! We live in beautiful neighborhoods and you are gonna love it!! Really you will, its a big adjustment, and I resented my home for a long time, but I have PMs that DO back me up, there have been many a things "off" but my PM always calls me STILL asks if everything is OK, he even did that this AM, now he says things like next week, next week and I have to always bug him, but he does keep track of me.........i think its cause Im a royal pain in the but and I keep up on their asses and dont take NO for answers!! He told the hubby the other day.."I better not piss her off"...lol

    BUT I wouldnt close until that window issue is solved....dont do it Rachael!!! One thing at a time, focus on that.......then move on to next item..!!

    I wish it was a more enjoyable time for you, and make sure you put that in the survey, that they took that from you :(
