Informal walk through tomorrow

So, thanks to the great advice from my fellow RH bloggers, I have scheduled an informal walk through tomorrow morning with my PM.  I also requested that my agent be there as well... I just saw on our HUD-1 how much he made off of this deal and OMG that is the easier money anyone could ever make, so I'm going to make him work for it FOR SURE.

I drove by yesterday because I just was curious if they worked over the weekend and there was no progress, the trim on the outside looks like total CRAP there are cracks and chips and it is so peiced together, like they ran out of trim, and because I don't have shutter to hide it, it is SO noticeable.

I am also pushing on the window placement... here is my thought on it all

You go to a restaurant, doesn't even have to be fancy, and your steak is over cooked.  They happily apologize and replace it for you (analogy of my window being replaced) now, if my steak comes back out and it's STILL not cooked right, they will again, they happily apologize and offer me a new steak or menu item, AND free dessert.... well, we have come to the point of free dessert on this window thing... and I want a hot fudge Sunday with ALL the toppings... if you catch my drift.  And we're not talking about some $20 steak here, we are talking about over 1/4 of a MILLION DOLLARS!  Good grief that is a lot of money!  Maybe not to some but to 99.9% of people, that is a big investment!!  And I will TOTALLY through out that analogy as silly as it sounds because maybe it will put things into perspective for them...

  3. Good job, Rachael! Push on everything! Please do let us know how it turns out. You are absolutely right about the amount of money the house costs and how much the SR is making. Now is the time for a little of that free dessert!

    1. I hope so too! Yeah, I about fell on the floor when I saw our buyer's agent's commission, lol, so I'm hoping that he will fight for us!

  6. You're at the end - so exciting. Yes, have that Realtor earn their commission - it always helps to have someone on your side as well as an extra pair of eyes on the house.

    Go for it the cake and ice cream! You're right, we spend a LOT of money on these homes and for them not to be done right is totally unacceptable. Unfortuantely I don't have any advice on how to handle (I'm having issues and trying to fight Ryan myself) but just stick to your guns - you're in the right here!

    1. Thanks Christina! I really do hope they make every effort to make things right, I mean, I know they can't fix the window again.. and even if they offered I would say NO WAY!!! No more holes in my foundation!!!

      I am not one of those people who bitches about little things and expects to get tons of freebies for it, but this is a MAJOR thing... and I think it's reasonable to get something to compensate.

  7. Good Luck! Love the steak analogy. Funny thing that just happened to me at Outback! Hope you get your free dessert! I will be here tomorrow waiting for the plumber... yay! Like you said this is a huge investment and they should make it right.

      Keep me updated on the plumbing situation! I hope nothing is damaged too badly and it's an easy fix!!

      You will probably see us running around there on Friday, we are going to move as many small boxes and things we don't want to put in the U-Haul on Saturday. I just hope everything is ready for us to close this weekend!

    2. Ha no, I just had them take off the bill since the steak was more expensive than the dessert... :-).

      I sure will keep you updated. I hope it is a simple fix.

      We did the same thing moved as much as we could to save time for the movers. It worked we got back a refund!

    3. Good deal! Luckily, my moves work for pizza and beer :) I don't have much of anything to move in terms of large stuff, and I'ma purger, i love throwing stuff away, I think I'm the opposite of a hoarder, I hate accumulating stuff so it makes it so much easier when we move, my husband has all the crap, he has more toys than a 10 year old boy. We were bring everything down from the attic and it was just boxes of GI Joe, transformers, ninja turtles, baseball cards.. lol I said we need to Ebay it all to pay for new furniture and he said over his dead body... lol

    4. Same here. Throwing away or giving away things makes me happy. My hubby loves to keep things. A couple times I have thrown away important items....oops! I told my husband too he could make a lot of money on Ebay....

      Again good luck tomorrow and I hope it works out to your satisfaction. That is the key to your satisfaction not what is easy for them.

  8. Use the survey as your leverage. They want 10's across the board. You might want to bring in an inspector. If you aren't on a huge time crunch tell them that you won't close until everything is fixed.

    1. I thought about bringing an inspector, only, most of the stuff I'm concerned about is covered up with insulation or drywall so I think it would honestly be kind of a waste of money, and I don't think I could get one on such short notice.

      As of right now, I will not be giving 10's on the survey for everything, I wanted to enjoy this whole process so desperately, I really did... and I hope that I can walk away from this happy, but yes, I am NOT closing until everything is fixed, because I'm not going to take "we'll fix it at the 30 day appointment" because that just won't fly, our landlord is super nice and will extend our lease as long as we need to.
